MHP Investor Newsletter #105
January 10, 2014

Dear Fellow Investor,
The Mobile Home Park market is on fire. Investors who are tired of meager returns or even losses on their other types of assets, are dumping those and converting that capital into Mobile Home Park (MHP) assets. And those investors who already own MHPs, are dumping all their other stuff, and keep their parks, because their MHPs may be the only investments they have that are actually generating decent cash flow. We're finding more and more investors who tell us that the cash flow from their MHPs has been carrying all their other money-losing investments. Savvy investors who, just a few years ago, used to look down their noses at MHPs, are now scrambling to find a good one.

Just like before the big Crash of 2008, some overzealous investors bought parks that didn't perform well, and may never perform well. They had to learn the lesson the hard way: "Just buying a Mobile Home Park is not enough. You need to start with the right Mobile Home Park". And of course, that's what we, at CCI Real Estate, do everyday. We help our clients find the right park, do the due diligence, put together an Operational Plan, and sometimes a Turn-Around Plan for the park, then implement it. We offer full offsite Management & Consulting Services, and we oversee every aspect of the operation and improvement of the park.

If you succeed with your MHP investment with us, if you make the kind of ongoing cash flow and high returns that you're hoping for, if you make some real profit on the resale (not guaranteed, of course), then you'll likely want to buy more MHPs. We presently manage and/or consult on over 50 MHPs. We've done hundreds more over the years.

Mobile Home Parks are new to some investors. And this unfamiliarity often causes investors to miss out on perhaps the greatest real estate investment niche in the market today. Don't let this happen to you. Get the facts. Talk to the experts. We do Mobile Home Parks everyday. It's all we do. If you'd like to talk to someone about investing in Mobile Home Parks, call me, Andy Tallone at (925) 323-2134 or email me.

Our booth at the recent REI Expo in Anaheim CA. The crowds around us rarely thinned all weekend long. Lots of interest in mobile home parks.

As you may recall, we had a booth and conducted a one-hour seminar at the Real Estate Investment Expo (REI) at the HiltonAnaheim (right across from Disneyland no less). REI Expos puts on 4 such events each year in different parts of the country, Chicago, Baltimore, Dallas, and for the first time, Anaheim. Inside the Hilton's huge exhibition hall, there were 40-plus booths from vendors of all sorts, from lenders and self-directed IRAs to tax liens and investor clubs. The 2-day event was $149 per person and included dozens of one-hour seminars from speakers on a wide variety of investment topics. The halls were filled all weekend long with what looked like a couple of hundred open-minded investors. It's testament to the devotion and willingness to learn of today's modern investor, willing to spend $149 and a weekend of their life learning about investing in real estate.

We were one of only two speakers on the subject of Mobile Home Parks, and there were around 50 speakers. The other one spoke before we did and so we attended his seminar. We agreed with just about everything he said. He's been at it for a few years now, and has a couple of very nice parks. He's a smart fellow and a nice guy. We hit it off, and now we're helping him find a park in the Midwest. These events are not sales venues. We were invited purely because REI Expos felt we had some valuable knowledge to share with the audience of investors. REI wanted to deliver good value for the $149 ticket price, and they did that by bringing in some great speakers who shared priceless knowledge and experience that isn't just available anywhere. It was great.

This being a special event, we had to trim our normal 2-hour talk down to about an hour. In that time, we covered a lot of ground:
* How to find a good MHP
* How to identify a good one when you find it
* How to conduct your Due Diligence
* How to tell if the Seller's numbers are accurate
* Mobile Home Park Management & Operations
* How to increase the value of a MHP
* Turning around Problem-Parks
and much, much more.

As always, we came with hard facts and real numbers on parks that we have actually done, and parks that we're doing right now. Yours truly emceed the event, Robert Merchant gave the one-hour talk, and we concluded with a Q&A.

There were four one-hour seminars going simultaneously for 2 full days. Our spot was just after lunch on Sunday, which was the last day of the REI Expo. When we saw that late time slot, we were concerned that many of the show's attendees might have left by then. But we found out that many stayed on just to hear our talk. The REI Expo people told us ours was the best-attended seminar of the entire 2-day event.

BREAKING NEWS: NEXT REI EXPO IN DALLAS JAN 25-26 We're off again, in the wake of our success at the REI Expo in Dallas TX. Once again, we will have a booth and will conduct a one-hour seminar on the subject of making money with Mobile Home Parks. These REI Expos are strictly "information-only", there is no selling. We're there purely to share our vast knowledge of MHPs with the rest of the world. Here's a link to REI Expo's website. Get your tickets in advance and save some money. And here's what they have to say about it:

2014 Dallas Fort Worth Real Estate Investor Expo
Welcome to the home of the nation’s largest event series for education, conference and trade show for Real Estate Investors. The 2014 DFW REI Expo will be our largest event yet. It is both a real estate investor educational conference and real estate investment trade show. Last year nearly 800 people attended our event at the Hurst Conference Center.

This year our conference will be held at the Gaylord Texan in Grapevine, Texas not far from the DFW Airport. The dates are January 25-26, 2014 and we are expecting over 1,000 participants from all over the country.

Over the last few years, the REI Expo has grown from a modest, regional gathering in Texas in 2011, to a nationwide series of high-content training events. In 2013, the REI Expo completed four events across the nation where, more than 2,000 real estate investors, vendors, and educators came through our doors! In 2014, the REI Expo will continue its growth, and establish itself as a quarterly/regional, educational conference and trade show.

We'd love to see you at the REI Expo in Dallas. Not only will you get a great presentation from us on making money with Mobile Home Parks, the rest of the Expo is also something you don't want to miss. Call me, Andy Tallone at (925) 323-2134 if you'd like to attend, and need more info. Or just call me if you'd like to talk about how you can make more money investing in Mobile Home Parks. Another part of your FREE SUBSCRIPTION PACKAGE is our Due Diligence Checklist. This is the one that we use when inspecting Mobile Home Parks that we’re considering for purchase. Thorough Due Diligence is absolutely essential in MHP Investing, but its your responsibility to (as they say in the fight game) “protect yourself at all times”. Sellers are obliged by law to give you whatever information you request, but do you know what to ask for? Hence the Due Diligence Checklist. If you haven’t already, then please get a copy of it here. Look it over and study it. If you’re thinking of buying a MHP, you need to know this stuff. Come to think of it, if you already own a MHP you need to know this stuff. And if you’re thinking of selling your MHP, you will need to be prepared to provide all this stuff to a potential Buyer.

If you have any questions on the Due Diligence Checklist, or on conducting your own Due Diligence Investigation, please don’t hesitate to call me, Andy Tallone (925) 323-2134 or email me.
